Real estate value investors are finding many opportunities to create value in today’s distressed real estate market. Value can be created through forced appreciation strategies, and by investing in undervalued emerging markets. We will look at two approaches to creating value that require different levels of expertise and investment horizons.

The first approach is forced appreciation opportunities where value investors actively engage in strategies to create value in the short term. Investors search for investment opportunities where they can use their expertise and knowledge to force value creation through hands-on activities. The second approach is emerging growth opportunities where value investors uncover inefficient markets in high growth areas. Both approaches involve the process of value creation, whether over the short term or long term.
